Moss, Lichen & Algae: Understanding the Threat
Not all biological growth is equal. The type on your roof determines how we treat it and how quickly damage was occurring.
Moss: Early-Stage Damage
Green, spongy growth that holds moisture against tile surfaces. Moss is common on shaded north-facing roofs and in Melbourne's wetter outer suburbs. While it looks bad, moss is the easiest growth type to remove. Left untreated, it retains moisture through winter, causing tiles to crack through freeze-thaw cycles.
Lichen: Serious Damage
Grey or orange crusty patches that feel rough underfoot. Lichen is the most dangerous growth type; its root-like structures (rhizines) physically embed into the tile matrix. Over time they pry apart the tile's surface layer, causing spalling and permanent surface degradation. Black or dark brown streaks running down the roof face. This is Gloeocapsa magma, a photosynthetic bacteria, not a true algae. It's primarily cosmetic at this stage but indicates the roof surface has lost its UV-protective coating. Left untreated, it creates the conditions for moss and lichen colonisation. Soft wash removes it completely and the growth inhibitor prevents return for 12 months.
