Why Your Roof Needs Cleaning

Melbourne's humid summers create the perfect conditions for moss and lichen colonisation. These organisms secrete acids that eat into tile surfaces, causing premature degradation and voiding your roof's warranty.

A professional soft wash doesn't just improve kerb appeal, it extends your roof's service life by 5–10 years and is a mandatory prerequisite before any restoration or recoating work.

Soft Wash vs. High-Pressure Cleaning: Why It Matters

Not all roof cleaning is equal. The method determines whether your tiles come out cleaner or come off the roof.

Soft Wash (Our Method)

  • Low-pressure biodegradable chemical solution applied to roof surface
  • Kills the biological organism at the root, not just blasting it off the surface
  • 12-month growth inhibitor treatment included in every clean
  • Safe on old terracotta, cement tiles, and Colorbond

High-Pressure Only

  • 3000+ PSI shatters aged terracotta glaze and pops off tile edges
  • Removes surface growth but leaves root system alive, so it regrows in months
  • Can force water under tile edges and into roof cavities
  • Voids manufacturer warranties on some tile types

We use high-pressure only as a final rinse step on resilient surfaces, never as the primary cleaning method. From salt-air algae on roofs in Williamstown and Altona to thick lichen in the tree-lined streets of Eltham and Hurstbridge, our method works on every growth type without risking tile damage.

Moss, Lichen & Algae: Understanding the Threat

Not all biological growth is equal. The type on your roof determines how we treat it and how quickly damage was occurring.

Moss: Early-Stage Damage

Green, spongy growth that holds moisture against tile surfaces. Moss is common on shaded north-facing roofs and in Melbourne's wetter outer suburbs. While it looks bad, moss is the easiest growth type to remove. Left untreated, it retains moisture through winter, causing tiles to crack through freeze-thaw cycles.

Lichen: Serious Damage

Grey or orange crusty patches that feel rough underfoot. Lichen is the most dangerous growth type; its root-like structures (rhizines) physically embed into the tile matrix. Over time they pry apart the tile's surface layer, causing spalling and permanent surface degradation. Lichen requires our chemical treatment to dissolve the attachment structure before the dead growth can be rinsed away. It cannot be safely removed with pressure alone.

Algae (Black Streaks): Cosmetic Stage

Black or dark brown streaks running down the roof face. This is Gloeocapsa magma, a photosynthetic bacteria, not a true algae. It's primarily cosmetic at this stage but indicates the roof surface has lost its UV-protective coating. Left untreated, it creates the conditions for moss and lichen colonisation. Soft wash removes it completely and the growth inhibitor prevents return for 12 months.

Factors That Affect Your Quote

Severity of growth: Light algae = quicker treatment. Heavy lichen needs extended dwell time and sometimes repeat application.
Roof access: Tight side access, steep slopes, or trees overhanging the roof add to setup time.
Standalone vs. pre-restoration: Cleaning as part of a full restoration is bundled, cheaper per square than a standalone clean.
Moss treatment additive: Heavy moss infestations may need an additional biocide application at +$150–$300.
